For over 15 years, the team at Property Solvers has worked with homeowners all over the UK looking for a fast and secure sale.

Our Liverpool service helps people find real house sale solutions.  We go above and beyond what’s offered through estate agents.

For a no-obligation chat, you can contact us 24/7 via our enquiry form, using our online chat service (at the bottom right of our website) or call us 0800 044 3733.

We’ll start by seeing what your situation is.  Our team will then ask about what options you may have already looked into.

If you’re interested in how we work, we’ll explore some potential solutions based on how quickly you need to sell your home.

For instance, our quick cash sale option enables you to sell your property in between 7 and 28 days.  There will be no legal or estate agency fees to pay here.

Alternatively, our express sale service may be better suited if you have more time on your hands and want to achieve a higher value.

Option 1: Fast House Sale for Cash

We regularly speak to homeowners in search of a quick, private sale.

Below are some of the reasons why this works…

  • You would prefer not to deal with estate agents;
  • You want to avoid the hassles of an open market sale (time-wasted viewings, lack of certainty, drawn-out processes etc.);
  • You’re facing a broken house sale chain (i.e. your current sale has fallen through but you’ve already agreed to buy another property);
  • Your property needs a lot of refurbishment work and you don’t have the time, money or will to do it yourself;
  • You want to sell a problem property that will struggle to sell through an estate agent;
  • You’re a landlord and you want to sell to a buy-to-let investor.  If so, have a look at our sell tenanted property guide which goes into depth on how to get the best outcome;
  • You’re looking for a fresh start and don’t want locals knowing about the sale;
  • Your mortgage lender has threatened you with repossession or you need to clear other debts.  If so, please check out our stop repossession guide.  We often find that there’s a simple solution that will mean you can stay in your home (unless you really want to sell)…

In any of these situations – and more – Property Solvers (Liverpool) is in a position to buy your house quickly.

We’re cash buyers with proof of funds that don’t rely on external finance like mortgages.  This means we can get the sale in 7 to 28 days, or whatever timeframe suits you.

You’ll pay no estate agency or legal fees and, should you need, we can discuss a cash advance.

With us, you won’t have to worry about middlemen or silly games.  We provide a 100% guaranteed purchase at the start of the process and we’ll never drop the price at the last minute.

For more information, please complete out our short enquiry form, chat with us (at the bottom right of this website) or call us 24/7 on freephone 0800 044 3733.  We’ll never place any pressure on you to use our services.

Option 2: Sell Your House Fast for Market Value

Selling with a Normal Estate Agent

You may know of some of the main estate agents in Liverpool – Jones & Chapman, Venmore, Reeds Rains, Acumen, Hunters, Martin & Co. are some examples.

Once signed up, you’ll often be tied into a minimum contract of 3 months.  Your property will then be advertised to prospective buyers, mainly through the online portals like Rightmove and Zoopla.

Provided your property appeals, people will start booking in viewings.  With most agents, these are often held on weekdays (with some exceptions at weekends).

The majority work 9-5 hours and it’s therefore hard to get instant feedback on your property shortly after the viewing.  They probably also won’t send you specific data available on the portals.

Once a buyer has made an offer you’re happy with, most sellers end up working with a slow solicitor.  These days, it’s taking a minimum of 3 months to complete on sales – when it should be much less.

Another problem is that estate agents often waste a ‘golden period’  by overvaluing homes.  This is often to win your business, even though it’s not in your best interest.  Although getting the best price is the ultimate goal, and no one wants ‘seller’s remorse’, pricing unrealistically does more damage than good.

Selling Your House Online

You’ve probably also heard of online estate agents – Purple Bricks and Yopa are popular choices that operate all over the UK.   These companies state that they offer a more streamlined service compared to traditional high street agencies.

Whilst there are a number of clear advantages, homeowners often complain of the lack of real expertise and local housing market knowledge.  Others have noticed that the service can be too impersonal.

Most online agents also charge fees without any real guarantee of a sale.  You can either pay a lower amount up front, or delay paying more 6 to 10 months down the line.  The problem is that, once you’ve paid and signed up, there’s less of an incentive to get the property sold.

In their defence, however, many are taking more of a customer-centric approach.

Express Estate Agency Our Express Estate Agency blog post explores how the industry works today, valuing your house for a fair price and the benefits of using an express sale service.

How does the Property Solvers Express Sale service work?

Here at Property Solvers, we look at things differently…

We take our local knowledge of Liverpool and focus on getting you a fast sale for a good price.

We firmly believe that the best time to sell a house is within the first 2 weeks of it going on the market.  This is when the buzz and excitement are at their peak.  Using a realistic pricing model, we’ll still get you a price you’re completely happy with.

There are no tie-ins whatsoever on our contracts.  If you’re not happy with our service, you can leave with no questions asked (not that you’ll need to!).

  • Floorplans and professional photography (we’ll only market your home once you’re 100% happy with the advert);
  • An impactful ‘for sale’ board in front of your home.  This has a 24/7 freephone number to book viewings and request information;
  • Your property will be on all the major portals including Rightmove, Zoopla, Prime Location, House Ladder, Net House Prices, Mouseprice, Home.co.uk and many more (see where we advertise);
  • Accompanied viewings (including evenings and weekends);
  • 24/7 enquiry line/chat service (we always make ourselves available to organise viewings, deal with offers and handle any situation);
  • Weekly sales reports (with relevant data direct from Rightmove and Zoopla);
  • Complete sales progression;
  • If we don’t sell, you don’t pay a thing.
