We pay all the legal fees and there will be no estate agency involvement.
We usually need some time (no more than a few hours) to undertake some research into the property. In the meantime, we are fully available to answer any questions.
We will provide a conditional purchase price offer subject to viewing the property. Please note you are under no-obligation to accept.

We will visit your property, which may coincide with a professional survey. We will run through the process and confirm you are completely happy to move forward
We will write to you to confirm the offer price and completion date. The appointed solicitor will also forward a Memorandum of Sale and full sellers pack.
The Property Solvers Area Manager will be fully available to deal with any issues. You will also have the direct contact details of our Law Society approved legal team.
The solicitor undertakes Local Authority, Environmental, Water/Drainage, Chancel repair, Coal/Tin mining, Brine/Common Registration, Clay searches. This process is quick.
We typically complete within 20-25 days. As cash buyers, it is entirely possible to exchange and complete in 7 days. We will pay for all legal fees and associated transaction costs.
If this has not been undertaken when we first visit the property, we will organise a convenient time for a professional surveyor to visit. This will take no longer than an hour.
Your solicitor will regularly keep in touch to inform you of the progress. You can also contact them (or us) anytime should you have any enquiries or concerns.
You will receive a contract (TR1) to transfer the property to be signed and sent back to the solicitor, upon which the sale can be completed and you will receive the proceeds of sale.
