How We Work | Quick House Sale (Cash) with Property Solvers

How We Work

Below is a flowchart which details how our quick house sale process works from start to finish.

Contact us 24 hours, 7 days a week for more information or no-obligation chat about how we can help…

Initial Phone Chat

Initial Phone Chat

An open discussion about the sale of your house.

The team at Property Solvers is made up of experienced professionals who will take the time to understand your real needs.

Our aim here is not to force our services on to you, but to have a no-obligation chat.

We'll also run through some of the quick house sale options that you may not have explored already.

Here, the sales manager will talk through the pros and cons of each so you can make an informed decision.

If you then need some breathing space, that's absolutely fine.

Our sales manager will provide his/her direct number or you can contact our head office 24/7 on 0800 044 3733.

28-Day Estate Agency Service

28-Day Estate Agency Service

Our express house sale service will work if you have more flexibility.

Property Solvers take decades of collective experience and apply the latest technology to get you a full market value offer in 28 days.

How do we do this?

  • We'll price your property realistically to get genuine buyer interest (no time-wasters);
  • We'll get floorplans, high-resolution photography and the 'for sale' organised within 24 hours of instruction;
  • Your property will be on all major property portals (Rightmove, Zoopla, Prime Location, the House Shop, Home.co.uk and many more);
  • We run a 24/7 enquiry line/chat service so we never miss a beat!
  • Weekly sales reports (with up-to-date information from Rightmove and Zoopla);
  • Once we've found you a buyer, we'll be 100% available to ensure that the sale goes smoothly.

We're different from most other estate agents out there in that there are no tie-ins to our contracts.

So if you're not happy with our service, you can leave any time you wish.

What's more, unlike a growing number of agents, we won't charge you a penny until your house is sold.

But remember, although we're confident of delivering a better service than high street and online estate agents, the sale could take 3-4 months in total.

With our sell house fast service, you'll be dealing with us directly and we'll guarantee to get the sale completed in between 7 and 28 days.

Quick Cash Sale with Property Solvers

Quick Cash Sale with Property Solvers

If you've decided that a quick cash sale is the best option, we'll explain how Property Solvers can help.

Below are some of the reasons why this may work for you:

  • You're after a clean sale with no estate agency involvement;
  • You want to steer clear of the hassles that come with an open market sale ('tyre-kickers', uncertainty, solicitor delays amongst others);
  • The chain in your house sale is broke (i.e. the current transaction has fallen through but you’ve already agreed to buy another property with the proceeds);
  • Your property requires renovation and you don’t have the money, time or patience to handle it yourself;
  • You’re selling a problem property that most buyers wouldn’t touch;
  • You’re a landlord and you want to sell to another working in the trade. If so, have a read of our sell tenanted property guide for some in-depth insights on how to get the best outcome;
  • You’re looking for a fresh start and don’t want your neighbours to know about the sale;
  • Your mortgage company is threatening you with repossession or you have other debts to clear. If so, make sure you check out our stop repossession guide. Remember that there’s almost always a simple solution that means you can keep your home (unless, of course, you want to sell up)…

In any of these scenarios – and many more – Property Solvers is in a position to buy your home fast.

We can get the sale completed in 7 to 28 days, or whatever timeframe suits you.

We're genuine cash buyers with proof of funds.  In other words, we don't depend on drawn-out finance sources (like mortgages).

There will be no estate agency or legal fees and, where necessary, we also provide cash advances.

You won't have to worry about middlemen and will get a 100% guaranteed sale.  We'll never drop the price at the last minute.

House Valuation Questions (Research)

House Valuation Questions (Research)

Assuming you are interested in getting an offer, we will need to spend a short amount of time researching the value of your property.

This will be based on us asking a series of questions about the house itself which may include:

  • The size of the property and how the rooms are split;
  • The property's condition;
  • If you have undertaken any refurbishment, extension or development works;
  • The age of the central heating system and electrics;
  • If you're aware of any structural issues or problems like subsidence or damp;
  • Any different features that make it different from your neighbours.

We will also need to find out some information about your financial situation including:

  • Who your mortgage company is and how much is owed;
  • How much is left on your mortgage term;
  • Your current monthly outgoings;
  • Whether you pay your mortgage on an interest-only or repayment basis;
  • If there are any mortgage arrears;
  • The details of any second charges against the property.

Please note that Property Solvers Limited fully registered with the Information Commissioner's Office (ICO) for data protection.

We guarantee that your details will not be passed on in any way, shape or form.

The sales manager will organise a suitable time for a callback.

You will his/her full contact details should you have any questions that need answering in the meantime.

Offer for Your House

Offer for Your House

We will provide you with a conditional purchase price offer subject to viewing the property.

Property Solvers' offers are based on establishing the real open market value of a property, not estate agency estimations.

To value homes, Property Solvers uses HM Land Registry-sourced data (see our house valuation post).

This is because it is the most accurate way to see what properties have actually sold for rather than what estate agents may estimate.

We'll often encourage you to sit in front of a computer so that we can show you some of the recent sales on the street and local area.

Of course, we appreciate that comparing 'apples with apples' isn't always fair.

You may, for example, have spent money on refurbishing the property and/or extending.  Such cases would certainly justify a higher valuation.

We can also show you insights via our local house market tool which shows:

  • How quickly houses are taking to sell in your postcode over the last year;
  • The average difference between asking prices (on Rightmove) and sold prices (via HM Land Registry).

Please note that you are under no obligation to accept.

Need Time?

Need Time?

We understand that this is a big decision and you may need time to think.

We're happy to leave our full contact details should you wish to discuss selling to us at a later date.

In the meantime, it's worth noting the following:

  • We are established quick home buyers – our longevity in the industry makes us different to many of the 'fly-by-night' companies you may come across;
  • We are members of a range of regulatory bodies that govern our industry – namely: The Property Ombudsman (TPOS), Trading Standards, National Association of Property Buyers (NAPB), the Data Protection Authority and Anti-Money Laundering regulations;
  • We have our own industry-leading Code of Practice;
  • We offer cash advances should you need funds immediately after we agree to buy your house;
  • We will never change our purchase price once agreed.  A growing number of quick house sale companies are known to promise a higher value purchase price which is then dropped at the last minute (known as 'gazundering')*;
  • You can rest assured that we will keep our promise to buy your home fast.  Our reputation is at stake with every home we purchase and we are not in the business of changing our word.

*We would only discuss a correction should it emerge that there are significant structural issues not revealed to us at the start of the process (i.e. during the survey).

In such circumstances, we would give you a sufficient amount of time to make alternative arrangements and provide assistance should you need it.

Face-to-Face Meeting / Viewing

Face-to-Face Meeting / Viewing

A Property Solvers sales manager will visit your property at a convenient time.

He/she will run through the process from start to finish.

With your permission, the sales manager will take a look around the property.  It would be great if you could accompany him/her.

If you need to complete within a short timeframe, we may ask for a professional surveyor to come to the house on the same day.

This will also be your opportunity to ask as many questions as you need.  Please don't be afraid to raise any concerns you have with us.

We understand that this process may be completely new for you and want to make sure you're 100% comfortable with moving forward.

Independent Survey (RICS)

Independent Survey (RICS)

If this has not been undertaken when we first visit the property, we will usually organise a convenient time for a professional surveyor to visit.

The surveyors we used are from professional firms registered at the Royal Institute of Chartered Surveyors (RICS).

In most cases, the survey rarely reveals any issues we cannot handle.

We are accustomed to buying problem properties and will not be fussy like most buyers.

Note that this process will take no longer than an hour.

Formal Offer / Solicitor Instruction

Formal Offer / Solicitor Instruction

We will write to you to confirm our guaranteed offer price and expected completion date.

The timeline will be based on your objectives.

As cash buyers, we do not have to worry about drawn-out mortgage applications or other hassles that come with conventional sales.

This means that our process is stress and hassle-free.

We will produce a Memorandum of Sale and appoint your solicitor – carefully selected from a panel of experienced legal professionals.
