For over 15 years, Property Solvers have helped UK homeowners in search of a quick and secure sale.

Our Cambridgeshire service works with sellers in search of real solutions.  We go above and beyond what’s offered through normal estate agents.

You can get in touch with us 365 days of the year using our enquiry form or online chat service (at the bottom right of our website).

Also, feel free to call us 24/7 on freephone 0800 044 3733.

Our team will explore what options you may have looked into already and never place any obligation to use our services.

If you then want to find out more, we’ll discuss some ideas on the basis of how quickly you need to sell your home.

The quick cash sale service, for example, is a guaranteed way to sell your home in 7 to 28 days.  You’ll also pay no legal or estate agency fees here.

We’ll also run through our express sale service.  This works better if you have more time and want to achieve a higher value for your home on the open market.

Sell Your House Fast Cambridge

Option 1: Quick House Sale for Cash

This option is for sellers who simply want a fast and easy sale…

Below are some of the reasons why this may work for you:

  • You don’t like the idea of working with estate agents;
  • You want to steer clear of the hassles that come with an open market sale (‘tyre-kickers’, uncertainty, solicitor delays etc.);
  • The chain in your house sale is broke (i.e. the current transaction has fallen through but you’ve already agreed to buy another property with the proceeds);
  • Your property requires renovation and you don’t have the money, time or patience to handle it yourself;
  • You’re selling a problem property that most buyers wouldn’t touch;
  • You’re a landlord and you want to sell to another working in the trade.  If so, have a read of our sell tenanted property guide for some in-depth insights on how to get the best outcome;
  • You’re looking for a fresh start and don’t want your neighbours to know about the sale;
  • Your mortgage company is threatening you with repossession or you have other debts to clear.  If so, make sure you check out our stop repossession guide.  Remember that there’s almost always a simple solution that means you can stay in your home (unless, of course, you want to sell up)…

In any of these scenarios – and many more – Property Solvers (Cambridgeshire) is in a position to buy your property fast.

We’re genuine cash buyers with proof of funds.  In other words, we don’t depend on drawn-out finance sources (like mortgages).  This means we can get the sale completed in 7 to 28 days, or whatever timeframe suits you.

House Market Insights - Cambridgeshire Our Cambridgeshire house market insights tool shows how long it currently takes to sell a house and the average difference between asking and sold prices (registered at the Land Registry).  You can use it to see how our 4-week guaranteed sale compares.

There will be no estate agency or legal fees and, where necessary, we also provide cash advances.

You won’t have to worry about middlemen and will get a 100% guaranteed sale.  Moreover, we’ll never drop the price at the last minute.

To find out more, please complete our short enquiry form, chat with us (at the bottom right of this website) or call us 24/7 on freephone 0800 044 3733.

We’ll never place any pressure on you and are happy to provide a free valuation if that’s all you require.

Option 2: Sell Your House Fast for 100% Market Value

Selling with a Normal Estate Agent

You may know of some of the main estate agents in Cambridgeshire including Cheffins, Haart, Abbotts as well as the independent operators.

With most agents, you can expect to be tied into a contract for at least 3 months.

Once you’re signed up, your property will then be marketed to the open market – mainly through online portals like Rightmove and Zoopla.

All being well, people will then to book viewings which are normally held on weekdays (with some exceptions at weekends).

You’ll often find that, as most agents work 9-5 hours, it’s difficult to get instant feedback after the viewing.  They probably also won’t send you relevant data available on the portals.

Once a satisfactory offer is in place, most sellers end up working with a slow solicitor.  These days, it’s taking many months to complete on sales – when the process is a lot more simple than you may think.

Another common problem is the over-valuation of properties to win business.  This often means that homes stay on the market for longer than they need to.

Of course, you want to achieve the highest possible price and not face the prospect of ‘seller’s remorse’.  But, in our experience, pricing unrealistically does more harm than good.

Selling Your House Online

You’re probably also aware of online estate agents – Purple Bricks and Yopa are two of the most well-known.   These companies claim to offer a more efficient service compared to traditional high street agencies.

Yet, whilst there are a number of benefits, homeowners often find that these agents lack real property market expertise and local knowledge.  Others comment that the service can get too impersonal and distant.

Most online agents also charge fees without any real guarantee of a sale.  You can either pay a lesser amount at the start or delay the payment until after 6 to 12 months.

Although most online agents are becoming more customer-centric, once you’ve paid and signed up, there’s less of an incentive to get the property sold.

Express Estate Agency Our Express Estate Agency blog post explores some of the industry realities, valuing your house for a fair price and the benefits of using an express sale service.

How does the Property Solvers Express Sale service work?

We work differently here at Property Solvers…

The team will take our local knowledge of Cambridgeshire and get you a quick sale for the best possible price.

15 years of experience in the industry has taught us that the best time to sell a house is within the first 2 weeks of it going on the market.  This is when the buzz and excitement are at their peak.

We’ll make sure that your property is priced well enough so buyers will make serious offers that you’re completely happy with.

There are no tie-ins whatsoever to our sales contracts.  If you’re not happy with our service, you can leave with no questions asked (not that you’ll need to!).

Here are some other benefits:

  • Floorplans and professional photography (we’ll only market your home once you’re completely happy with what we’re doing);
  • A bright ‘for sale’ board in front of your home.  This has a 24/7 freephone number for people to book viewings and request information;
  • Your property will be on all the major portals including Rightmove, Zoopla, Prime Location, House Ladder, Net House Prices, Mouseprice, and many more (see where we advertise);
  • Accompanied viewings (including evenings and weekends);
  • 24/7 enquiry line/chat service (we always make ourselves available to organise viewings, deal with offers and handle any situation);
  • Weekly sales reports (with relevant data direct from Rightmove and Zoopla);
  • Complete sales progression;
  • If we don’t sell, you don’t pay us a penny.
