For over 15 years, Property Solvers as a company has been helping sellers across the UK in search of a quick and secure sale.

Our Greater Manchester office was set up to offer a leading fast house buying service across the region.

We’re here to help you find the best solution, based on your specific circumstances.  Please contact us 24/7 (either filling the form, chatting to us or calling freephone 0800 044 3733).

We’ll start by having a friendly chat about your situation. Also, we’ll ask you about what sales options you’ve looked into already.

If you then want to find out more about how we work, we’ll then explain services.  Our focus will be on how quickly you need to sell your home.

Through the quick cash sale option, for example, we promise to buy homes in as little as 7 days.  There won’t be any legal or estate agency fees to pay here.

Another option is our express estate agency.  This is for people who have more time to sell and want to get a higher price for their homes.

We’ve explained more about these two routes below…

Sell Your House Fast Manchester

Option 1: Fast House Sale for Cash

We regularly speak to homeowners across Greater Manchester looking for a fast, private sale.

Below are some of the reasons why this route may work for you…

  • You don’t want to deal with estate agents;
  • The hassle of an open market sale doesn’t appeal to you (countless viewings, for sale signs, drawn-out processes etc.);
  • You’re going through broken house sale chain, where you’ve agreed to buy another property but your current sale has fallen through;
  • Your property needs a lot of renovation or is struggling to sell through the estate agent;
  • There are physical or legal problems that turn off buyers;
  • You’re a buy-to-let landlord looking to sell to a professional investor (see our sell tenanted property guide if so);
  • You’re looking for a fresh start and want to keep the sale discreet;
  • Your mortgage company could repossess your house or you have other debts to clear.  Please read our stop repossession guide if this is happening to you)…

In any of these situations – and more – Property Solvers (Greater Manchester) is in a position to buy your house fast.

We’re genuine cash buyers that do not rely on drawn-out financial sources like mortgages.  This means we can complete on the sale in 7 to 28 days, or in line with your own timeframes.

There are no estate agency or legal fees to pay.  Also, if you need it, we can discuss a cash advance (before the exchange of contracts).

There won’t be any middlemen or hidden fees.  Our purchases are 100% guaranteed and we promise not drop the price at the last minute.

Please fill out our enquiry form, chat with us (at the bottom right of your browser) or call us 24/7 on freephone 0800 044 3733.

Option 2: Get a Quick House Sale for 100% Market Value

Selling with a Normal Estate Agent

You may know of some the main estate agents across the Manchester region – Hunters, Reeds Rains, Kaytons, Leaders, Bridgfords to name a few…

Generally, you’ll find yourself tied into a sales contract for at least 3 months.  Your property will then be advertised to house hunters.

Most agents can usually only show people around on weekdays (9-5), with some exceptions at evenings and weekends.  It can then be hard to get feedback on what people think about your property shortly after the viewing when their opinion matters the most.

They’ll also rarely be willing to give you data from the main property portals like Rightmove and Zoopla.

Once a buyer has made an acceptable offer, they will suggest that you use regular solicitors who are often slow in getting things done.  These days, it’s taking between 3 to 6 months to complete on the sale.

Another problem is that estate agents throw away a ‘golden period’ at the start of the process by overvaluing the house.  They often do this to win the instruction, despite having a detrimental effect.  This is a missed opportunity in our eyes.

House Market Insights - Manchester Our Manchester house market insights tool shows how long it currently takes to sell a house and the average difference between asking and sold prices (registered at the Land Registry).  Also, enter your postcode to see the data specific to your area.

Selling Your House Online

You may also be aware of online estate agents – Purple Bricks is perhaps the most well-recognised out there.   These companies propose to offer a more efficient service compared to traditional high street agencies.

Whilst there are certainly some advantages, the downside is that they do not have good local knowledge and the service is often impersonal.  You’ll often have to pay upfront fees (or perhaps 6-10 months after the instruction), without any security of sale.  It may come as no surprise that many of these properties linger on the market for many months.

Express Estate Agency Our Express Estate Agency blog post explores how the industry works today, valuing your house for a fair price and the benefits of using an express sale service.

How does the Property Solvers Express Sale service work?

Here at Property Solvers, we work differently.  We focus on getting you a fast sale for a good price.

We take our local knowledge and experience of Greater Manchester with the aim to getting you an offer within just 28 days.

We price properties realistically, while still achieving a price you’re completely happy with.

Our approach is to market the property in the first fortnight of it going on the market.  This is when the buzz and excitement will be at their highest.

What’s more, there are no tie-ins on our sales contracts.  If you’re not happy with our service, you can simply leave with no questions asked.

  • Floorplans and professional photography (we won’t put your property online until you’re 100% happy);
  • A bright FOR SALE board in front of your home.  This has a 24/7 freephone number people can call to book viewings and request information;
  • Your property will be advertised on all the major portals (Rightmove, Zoopla, Prime Location, the House Shop, Net House Prices, Mouseprice, Home.co.uk and many more);
  • Accompanied viewings tailored to your schedule (including evenings and weekends);
  • 24/7 enquiry line/chat service (we always make ourselves available to organise viewings and deal with offers);
  • Weekly sales reports (with relevant data direct from Rightmove and Zoopla);
  • Complete sales progression;
  • No sale, no fee.

If you want to sell your house fast through our Express Estate Agency, please enter your postcode and details below.   We’ll give you a free valuation and are more than happy to arrange a valuation whenever is convenient for you.
