For over 15 years, Property Solvers as a company has been helping homeowners across the country in search of a fast and efficient sale.

Our Greater London office deals with enquiries 24/7 and can assist in a variety of situations.

We focus on providing a solution based on how urgently you need to sell.

We appreciate that every situation is different and, to this effect, we build tailor-made win:win solutions.

Through the quick cash sale option, for example, we guarantee to buy homes anywhere in London within as little as 7 days.  As it’s a direct and private sale, you won’t have any legal or estate agency fees.

Another option is our express estate agency.  This suits people who want a higher price for their homes but still want a reasonably quick sale.

We’ve explained more about these two routes below…

Sell Your House Fast London (Property Solvers)

Option 1: Quick House Sale for Cash

We regularly speak to homeowners across the London Boroughs looking for a fast, private sale.

Below are some of the reasons why this route may work for you…

  • You don’t want to deal with estate agents;
  • You don’t want the hassle of an open market sale (countless viewings, ‘for sale’ signs, drawn-out processes etc.);
  • The high fees charged by London estate agents make you wonder if there’s another way;
  • You’re facing a broken house sale chain, where the sale has fallen apart but you’ve agreed to buy another home;
  • Your property needs a lot of refurbishment work or there are legal issues that put off buyers;
  • You’re a landlord looking to sell to another buy-to-let property owner (our sell tenanted property guide may help you if so);
  • You’re looking for a new start and don’t want people knowing about the sale;
  • Your mortgage company could repossess your home or you have other debts to clear.  See our stop repossession guide if you’re in such a situation)…

In any of these situations – and more – Property Solvers (London) is in a position to buy your house quickly.

We’re legitimate cash buyers that do not rely on external finance like mortgages.  This means we can complete on the sale in 7 to 28 days, or in line with your own timeframes.

House Market Insights Our house market insights tool shows how long it currently takes to sell a house and the average difference between asking and sold prices (registered at the Land Registry).

Another benefit is that you’ll avoid paying estate agency and legal fees.  We can also discuss a cash advance should you need it.

As direct buyers, there won’t be any middlemen and the sale is 100% guaranteed.  Property Solvers is an ethical property buying company that has written its own code of practice which we are fully accountable to.

Please fill out our enquiry form, chat with us (at the bottom right of this website) or call us 24/7 on freephone 0800 044 3733.

Option 2: Sell Your House Fast for Market Value

Selling with a Traditional Estate Agent

You’re probably familiar with the following estate agents that operate across Greater London – Foxtons, Dexters, Winkworth, Hamptons, Knight Frank and Chestertons to name a few.  There also a number of smaller operators that cover individual parts of the city and surrounding areas.

Regardless, when it comes to selling your property, you can be sure that there will be a number of agents vying for your business.

Generally, you can expect to be tied into a contract for a minimum of 3 months.  Once you’re signed up, they’ll get your property on the main portals (like Rightmove, Zoopla, Prime Location) to generate some interest.

Most agents can usually only show people around on weekdays with some exceptions at weekends.  It can then be hard to get feedback on what people think shortly after the viewing.  They’ll also rarely be willing to give you data from the main portals.

In terms of fees, as many of these agents have centrally located (expensive) offices, you can expect to pay 2-3% in commissions.

Another problem we often see is that estate agents waste a ‘golden period’ at the start by overestimating the real value.  They often do this to win the instruction, without it being in your best interest.

Of course, you should get the best possible price – but time and time again we see properties sitting on the market for far too long.  The result is often that the prices get dropped until they reach a more realistic level.

How to Value Your House Check out our post on how to value your house which lists a number of FREE tools you can use to get an accurate picture of what your property will achieve in the current market.

Once a buyer is found, they will suggest you use regular solicitors who can often be slow in getting things done.  Typically it can take 3 to 6 months to complete the sale.

A Quick Note on Greater London House Prices (April 2020)…

The wide consensus is that Greater London property prices will remain broadly flat over the course of 2019.  Concerns over the effects of Brexit, affordability, planning restrictions, rising construction costs continue to stem the massive growth of years past. Selling Your House Online

It’s likely you’ve also come across online estate agents – Purple Bricks and Yopa are of the most well known.   These companies often claim to offer a more efficient service compared to traditional high street agencies.

Whilst there are certainly some benefits, the downside is that they do not have good local knowledge and the service can feel a little impersonal.

Although the fees are lower, you’ll either need to pay up-front or be signed into a contract where you’ll pay 6-10 months after the instruction.  This is without any guarantee of a sale.  It may come as no surprise that many of these properties do not actually sell.

Express Estate Agency Our Express Estate Agency blog post discusses how the industry works today, making sure your house is up for a fair price and the benefits of using an express sale service.

How does the Property Solvers Express Sale service work?

At Property Solvers, we operate differently.  We focus on getting a quick sale without the need for you to accept a low price.

We use our 15 years experience of working in Greater London’s property market to get you an offer within just 28 days.

Our team will spend the time to help you understand how to price realistically.  We’ll then get you a result you’re completely happy with.

Our approach is unique in that we believe the best time to sell a house is within the first 2 weeks of it going on the market.  This is when the buzz and excitement around your property will be at their the highest.

What’s more, there are no tie-ins whatsoever on our sales contracts.  If you’re not satisfied with our service, you can leave with no questions asked.

  • Floorplans and professional photography (we won’t market your property unless you’re 100% happy);
  • A bright FOR SALE board in front of your home.  This has a freephone number people can call to book viewings and request information 24/7;
  • Your property will be marketed on all the major portals including Rightmove, Zoopla, Prime Location, the House Shop, Net House Prices, Mouseprice, Home.co.uk (see where we advertise);
  • Accompanied viewings (including evenings, weekends and even bank holidays);
  • 24/7 enquiry line/chat service (we never miss a beat!);
  • Weekly sales reports (with relevant data direct from Rightmove and Zoopla);
  • Complete sales progression;
  • No sale, no fee.

If you want to sell your house fast for a good price through our Express Estate Agency, please enter your postcode and details below.   We’ll give you a free valuation and are more than happy to arrange a viewing whenever is convenient for you.
