For over 15 years, Property Solvers as a company has helped sellers across the country in search of a fast and secure sale.

Our Nottinghamshire service helps people across the region access real house sale solutions – way beyond what’s offered through estate agents.

Please get in touch with us 24/7 (either by filling the form, chatting to us or calling freephone 0800 044 3733).

We place a strong emphasis on seeing what options you’ve explored already and often find there’s a very simple solution.

If you then wish to find out about how we work, much will be based on how urgently you need to sell your house.

Should you need a quick cash sale, for example, we can buy your house in as little as 7 days.  Here, there won’t be any legal or estate agency fees to pay.

Another route is our express estate agency.  This suits people who have more time on their hands and want to achieve the full market value.

We’ve explained more about these two routes below…

Sell Your House Fast Nottinghamshire

Option 1: Sell Your House Quickly for Cash

We regularly speak to homeowners looking for a fast, private sale.

Below we’ve highlighted some of the reasons why this may work for you…

  • You don’t want to deal with estate agents;
  • You’ve no interest in the hassles of an open market sale (time-wasted viewings, for sale signs, lack of certainty etc.);
  • There’s been a broken house sale chain, where the sale has collapsed and you’ve agreed to buy another property;
  • Your property needs a lot of renovation or the estate agent is struggling to sell;
  • There are physical or legal issues that turn people off making offers;
  • You’re a buy-to-let property owner looking to sell to a landlord-buyer (our sell tenanted property guide may help you if so);
  • You’re looking for a fresh start and do not want neighbours or others to know about the sale;
  • Your mortgage company is threatening repossession or you have other debts to clear.  Our stop repossession guide will help here – remember the law is your side and there’s almost always a way to resolve matters.

In any of these situations – and more – Property Solvers (Nottinghamshire) can buy your home fast.

We’re genuine cash buyers that do not depend on complex finance like mortgages.  This means we can complete on the sale in 7 to 28 days, or whenever you want us to.

You won’t incur any estate agency or legal fees and we can give you cash advance should you need that also.

As direct buyers, there won’t be any middlemen or hidden fees.  This sale will 100% guaranteed and in no way would we drop the price at the last minute.

Option 2: Sell Your House Fast for Market Value

Selling with a Normal Estate Agent

You may know of some of the main estate agents in Nottinghamshire – Frank Innes, Burchell Edwards, Bairstow Eves to name a few.  There are also smaller and independent operations across the county.

Generally, you’ll be tied into a contract for at least 3 months.  Once you’re all signed up, your property will then be marketed to potential buyers.  These days, this is mainly done through online property portals.

These estate agents usually only conduct viewings during the week, with some exceptions at evenings and weekends.  It can then be hard to get feedback in a timely manner.  You’ll also usually struggle to get data from Rightmove and Zoopla about how much attention your property is getting.

Once you have an offer in place, they will usually refer you to slow solicitors.  It’s surprising to hear of sales that take less than 3 months to complete.

Another common issue we often see is estate agents wasting a ‘golden period’ by overvaluing houses at the start of the process.  This is undeniably to win business, despite it not being in the homeowner’s best interest.  In our eyes, this is a missed opportunity.

House Market Insights - Nottingham Our Nottingham house market insights tool shows how long it currently takes to sell a house and the average difference between asking and sold prices (registered at the Land Registry).  Also, enter your postcode to see the data specific to your area.

Selling Your House Online

You’ll probably also be aware of online estate agents – Purple Bricks is perhaps the most popular in the UK.   These companies claim to offer a more streamlined service compared to traditional estate agents.

Although they are changing the industry for the better, many sellers complain that they lack the relevant local knowledge and the service is impersonal.  What’s more, you’ll often have to pay upfront fees or pay a higher amount after 6 to 10 months to pay without any guarantee of a sale.

The truth is that many of these properties don’t actually sell and people get frustratingly stuck into these contracts.

Express Estate Agency Our Express Estate Agency blog post explores how the industry functions today, valuing your house for a fair price and the advantages of using an express sale service.

How does the Property Solvers Express Sale service work?

Here at Property Solvers, we work differently.  Our express estate agency is aimed at achieving a fast sale for a good price.

We apply our local market knowledge and work towards getting firm offer in place within just 28 days.

As mentioned above, we won’t play games to win the instruction from you.   We price properties realistically and can show you clear evidence of our logic.

The Property Solvers approach is unique in the estate agency industry.  We believe the best time to sell a house is within the first fortnight of it going live on the market.  This is when the buzz and excitement around your property will be at their the highest.

There are no tie-ins whatsoever on our sales agreements.  If you’re not happy with any aspects of our service, you can leave with no questions asked.  You really have nothing to lose by giving us a try!

  • Floorplans and professional photography (we won’t put your property online until you’re completely happy);
  • An impactful  FOR SALE board in front of your home.  This has a freephone number to book viewings and request information 24/7;
  • Your property will be advertised on all the major portals like Rightmove, Zoopla, Prime Location, the House Shop, Net House Prices, Mouseprice, Home.co.uk and many more (see where we advertise);
  • Accompanied viewings (including evenings, weekends and bank holidays);
  • 24/7 online chat service (we always make ourselves available to organise viewings and deal with offers);
  • Weekly sales reports (with sales data direct from Rightmove and Zoopla);
