This property is sold subject to payment of a non-refundable reservation fee of 2% + VAT of the purchase price at the fall of the virtual hammer (conclusion of the auction) – subject to a minimum of £2,000 + VAT.
There is also a processing fee of £125 + VAT, also due at the fall of the virtual hammer.
The reservation and processing fees must be paid by the buyer to secure the sale within 2 hours following the conclusion of the auction. This must be paid by cleared funds to Property Solvers Limited who will issue an acknowledgement of reservation and purchase agreement in the 28 day period following the auction or the date of acceptance of the offer.
The non-refundable reservation fee is an additional sum owed on the purchase price which should be taken into account when bidding.
This property is being sold under Property Solvers' Conditional Auction terms. Any successful buyer must endeavour to exchange contracts within 28 days. At the point of exchange (unless otherwise agreed), a 10% deposit will be payable into the buyer’s conveyancer’s client account. Following exchange of contracts, the buyer has a further 4 weeks (28 days) to complete on the sale. Failing to do so means that the buyer will lose the deposit paid to Property Solvers and, potentially, the 10% deposit paid into the conveyancer's client account in addition to abortive legal costs.
The buyer will not be charged any costs for the preparation of the legal pack.
