What are the pros and cons of a quick sale with Property Solvers?
Property Solvers can provide you with a guaranteed sale suited to your timescales. You will also benefit from the fact that there are no estate agents, legal or Home Information Pack (HIP) fees to pay. We are experienced property investors who pride ourselves in offering an up-front and honest buying procedure and your Area Manager will be in regular touch with you to update with the progress of the transaction. Our purchase prices will be set at between 15-35% of the market value, depending on the condition of the property.
How do I find out about the background of the Area Manager?
You are welcome to request an up-to-date Criminal Records Bureau (CRB) report, passport photocopy, credit and/or bankruptcy report. We also require the Area Managers to sign the 'Charter/Code of Practice' - if you would like a copy of the signed original, please email info@propertysolvers.co.uk.
What will it cost me?
There are no hidden fees with our service. Your Area Manager will be covering all the legal and survey fees. You will also not have to pay out any Estate Agency or Home Information Pack (HIP) fees.
Do I need a solicitor?
Property Solvers has its own panel of approved solicitors that your Area Manager will recommend using and will cover the cost of doing so. Should you wish to use your own solicitor, the Area Manager will cover the cost of up to £500. Our choices of solicitors are reflected in the fact that we are experienced in working with them and we know that they are able to work quickly and efficiently for our clients.
How long does a sale take?
Should the matter be particularly urgent (for example, if you are facing repossession), we have been able to exchange contracts in 48 hours using a specialist team of solicitors and can arrange for one of our legal experts to attend court with you. We will then arrange for the survey and any conveyancing procedures to be started (which we will pay for). On average we are able to complete in 3-4 weeks. However it should be noted that, particularly in the current climate, the process may take longer due to increased checks on mortgage applications that our Area Managers are being put through.
What if you cannot complete in 28 days and I' facing repossession?
The Area Manager will help you arrange a court hearing prior to your eviction date and accompany you to court and help explain your situation to the judge, with a view to delay any eviction date until after the completion of your property sale can be concluded. Should the Judge choose to play 'hard ball', the Area Manager will be able to undertake a 48 hour exchange agreement (which will be drawn up by your solicitor).
Do you buy property in any condition?
We buy properties that are in need of extensive refurbishment (for example derelict homes which can be harder to sell through Estate Agents). However, we may need to ask a buildings professional to analyse the associated costs and the Area Manager will reserve the right to withdraw from the transaction in the unlikely event that there are severe structural issues with the property.

What sort of properties do you buy?
We buy residential property, mainly houses and flats. We would also consider purchasing larger commercial buildings.
How do your prices compare to those I'd get from an estate agent?
It depends on a number of factors, including the type, condition and location of the property. We usually pay between 75% and 90% of the open-market value, but will save you on Estate Agent's fees, legal fees and HIP's which will add up to thousands of pounds.
I'm a landlord and want to sell my property but protect the rights of my tenants?
Your tenants will be protected by any existing contracts or covenants that you have in place. We'll always try and work with you to find tailor the best solution for all concerned.
I want to stay in my property until I'm ready to leave, how can this be arranged?
Property Solvers can offer flexible solution for every circumstance that can arise from the sale of a property. Many of our clients have rented the property back to us as the sale of the property they are about to move into completes.
What happens if there are two names on the deed, one of which doesn’t agree to the sale?
Property Solvers main objective is to work with our clients to find mutually beneficial solutions. However, we would not unable to complete all legal owners sign the contract of sale and deeds to the Area Manager.
